Q. Can a non-Bahamian purchase property in the Bahamas?
A. Absolutely. In 1994, the Bahamas passed The International Persons Landholding Act, which provides for non-Bahamians to be able to purchase real property in The Bahamas.

Q. What form of property title is given at Bimini Bay Resort & Marina in the Bahamas?
A. Similar to the United States Condominiums and Lots in Bimini Bay Resort are all delivered on a freehold basis and title insurance is available for all purchases. Our marinas slips are sold with a leasehold ownership as the submerged land is government owned land used with permission from the Bahamian government.

Q. How often can I use my home if I am in the rental program?
A. The rental program at Bimini Bay Resort & Marina allows you to occupy your home up to 90 days of the year which amounts to almost every other weekend or 3 months. In addition to the 90 days if you contact the resort within 48 hours of arrival and the unit is not previously reserved, you are welcome to use your home. This is a great way to subsidize the cost of owning a vacation home in the Bahamas while still using it throughout the year.

Q. Do you offer furniture packages for the condominiums and homes?
A. In order to make the process as simple as possible, we have partnered with CBB Interiors to provide all your furnishing needs including linens, cutlery, televisions, decorations, and more. Furniture packages are available separately and are required if your home will be in the rental program. All you will need to bring is your toothbrush.

Q. Can I apply for Bahamian Residency if I purchase in Bimini Bay Resort & Marina?
A. The government has adopted an accommodating stance on the granting of residency permits to non-Bahamian investors and homeowners. Investors and owners of residences valued at $500,000 or more may apply for permanent residency. This process is fairly simple and can be handled by a number of Bahamian attorneys that we can put you in touch with.

Q. What taxes are there in The Bahamas?
A. The Bahamas has no income tax, capital gains tax, inheritance tax or sales tax with the exception of the Stamp Duty on the conveyance of real property. The government's primary source of revenue is from duties charged by customs on all imported goods into The Bahamas.
If you are not included in the rental program at Bimini Bay Resort & Marina, there is also a Real Property Tax. Below you will find a breakdown of the Annual Property Tax.

  • The first $250,000 is tax-exempt.
  • The portion in excess of $250,000 and less than $500,000 is taxed at 0.75% of the market value of the property.
  • The portion in excess of $500,000 is taxed at 1% of the market value of the property.
  • The maximum annual tax shall not exceed $35,000.00.
